Villa Nuba is the perfect place to stay. It's close enough to walk into the wonderful city of Perugia, which offers numerous lovely restaurants and places to visit. Yet, it's also quiet and peaceful with a beautiful pool area and views. We stayed in the two-bedroom, two-bathroom Perugino apartment, and it was perfect for our family of four, which includes two teenage girls. Although we had a car, you could easily stay here without one. The local Conad supermarket is a mere 5-minute walk away and has everything you need. Guiseppe, the host, is warm and friendly. He truly enjoys looking after his guests. He is on hand should you need anything, but he is not intrusive. Upon our arrival, he even gave us a little tour to show us the best route into Perugia. I would thoroughly recommend Villa Nuba to anyone looking for a perfect base from which to explore Perugia and the beautiful Umbrian countryside.

Had a fantastic first visit to Villa Nuba. I say first because I genuinely hope to make it back next year. The house is in excellent condition with a fully appointed kitchen, bathroom (with washing machine and jacuzzi tub) and two bedrooms with comfy mattresses and cozy blankets for the chilly autumn nights. The house was warm and even had a functional fireplace with available wood for purchase if you like that kind of ambiance. Wi-fi was fast and free, and there is satellite tv for nights in, hanging out, or keeping tabs on what's happening around the world. Villa Nuba is a 20 minute walk from food and services; 30 minutes to the historic centre of Perugia, and if that doesn't suit you, there's a main bus route about 5 minutes away. The host was great! He was helpful, accommodating, courteous, and friendly. I had a couple of issues I needed help with (a power converter for my electronics, and airport transportation) and he was right there to help. He has even arranged a 'gold card' discount with several local restaurants. Can't wait to go back and visit again!

We, two adults and a teenager, had a wonderful week at Villa Nuba Charming Apartments in July 2023. The villa is divided into well-equipped, beautifully maintained apartments, each with their own private entrance and outdoor sitting area and with access to the gorgeous salt water pool. Villa Nuba is located just outside the medieval city of Perugia within walking distance of the centre. Whilst a car is not necessary to stay there - frequent local buses and taxis are easily accessible if you are not able to make the journey on foot - there is plenty of parking and good access to the main routes to the wonderful nearby towns and villages; Assisi and Spello were our favourites. The city of Perugia is stunning with museums, galleries, cathedrals, restaurants and cafes and ideal for visitors of all ages and with varied interests. Giuseppe was such a generous host and offered a range of recommendations for places to visit and eat, including discounts, and was always available with any assistance and local knowledge we might need. Our stay coincided with the Umbria Jazz Festival, the largest in Europe, with concerts in the main stadium, on free stages in the city streets and in venues around the city. The atmosphere in the streets, filled with music, was a delightful experience. We would whole-heartedly recommend Villa Nuba and hope to return in future.

We spent a week at Villa Nuba in early July and had a wonderful time. Villa Nuba is a beautiful place to stay on the outskirts of the city, within easy walking distance of the centre of Perugia. The Villa is split into 3 apartments, each very private with their own entrance and outdoor space. We stayed in the Pinturicchio apartment (2 adults, 2 teenagers) and it was lovely and clean, well equipped and very comfortable. The apartment has a patio with outdoor furniture as well as a balcony with great views across the countryside. We all particularly loved the salt water pool which was fabulous. There are lots of gorgeous places to visit nearby including Assisi, Spello, Gubbio and Spoleto. Perugia itself is also fantastic. The annual Jazz Festival was on when we were there and the streets were filled with music. The cost of eating out was really reasonable and the food was excellent. Our Hosts Giuseppe and his young son were wonderful. The made us feel very welcome, were very helpful with tips on where to go and had arranged discounts for guests at local places etc. We’d love to return in the future to explore more of this beautiful part of the world. 100% recommended.

We first stayed at Villa Nuba sixteen years ago and had such a wonderful time that we always intended to return. We planned a visit in 2020, but Covid forced another delay. Giuseppe kindly gave us a voucher for our deposit, and in June of this year, we finally made it back to Villa Nuba. Previously we stayed in the Pinturicchio apartment, which was perfect. This time we were in the Perugino apartment, which was every bit as good – comfortable, spacious, and spotless. The location of Villa Nuba is superb - very quiet and peaceful, but within a short walk of the heart of the city. On Giuseppe’s recommendation, we dropped in at the local café-pasticceria on our first morning and liked it so much that we went back every day. Perugia is an extraordinarily beautiful city, and Villa Nuba is the ideal place to stay there. And Giuseppe is a great host – it was such a pleasure to see him again.

My wife and I stayed at Residenze di Pregio Villa Nuba for a month in September. Giuseppe was a wonderful host, very attentive, always on hand if needed for advice and recommendations. The facilities are excellent, we couldn't fault it. The location is beautiful, quiet and peaceful. Two supermarkets are five minutes walk away. We did not hire a car for the entire month. The center of Perugia is a fifteen-minute walk. At the bottom of the road you can catch a bus to the railway station or main bus station from where the whole of Umbria is available to you. Much more relaxing than driving in Italy! We will certainly be returning. Ciao.

Nice apartment at Residenze di Pregio Villa Nuba with a very nice swimming pool in a quiet location but within walking distance from downtown Perugia, a charming city with lots of ambiance and cozy restaurants. The kids appreciated the table tennis, and we even found a football court nearby. Friendly and helpful host. Upon arrival we were greeted with a basket of things for dinner and breakfast. Nice herbal garden and barbecue. I would definitely recommend Villa Nuba.

I stayed at Luxury Residences Villa Nuba for a week in May 2022, with my husband and 18-month-old son. It is the perfect place to stay with young children: our son absolutely loved the playground and was always standing by the door asking to go there! We had lovely warm sunny weather, but the apartment stayed really cool inside, and the playground is shady in the afternoon and evening, so it didn't get too warm either. A travel cot (which seemed very comfortable) and a high chair were available, which helped reduce the amount of stuff we needed to bring with us. We didn't have a car, which wasn't a problem: the walk into town would have been easy for me and my husband alone, but with our son in a stroller, we found it easier to take the bus, which leaves at the end of the road and is very frequent. There is a well-stocked shop just around the corner that has everything you need. Perugia is a beautiful city, with lots to see: we particularly enjoyed the Rocca Paolina and the Porta Sole (where we sat for a long time enjoying the views and a rest while our son slept in his stroller). The steep narrow streets of Perugia are not that easy with a stroller, but it is manageable and keeps you fit! We also took the bus to Gubbio one day, which was very easy, with a direct and scenic bus leaving from the end of the road. Giuseppe was the perfect host: he popped around most days to say hello and check everything was fine, but without ever being intrusive at all. All in all, a highly recommended place to stay!

My husband and I had an amazing stay planned at the Villa Nuba from March 30 to April 4. Let me start out by saying that the views from the Pinturicchio apartment with the terrace are absolutely breathtaking! The apartment has everything you need to make your stay comfortable. Dishes, cookware, teapots, coffee maker, etc. which made cooking breakfast or your main meal a breeze. The fireplace is a wonderful touch. We were given a list of restaurants, a discount card for dining, and when we arrived, Giuseppe went through all the features of this gorgeous apartment right down to the hand-painted frescoes on the wall and stars that gently glow on the ceiling in one of the bedrooms when you turn the lights out. If you need anything, Giuseppe is there on the spot to help you. And in my case, help me he did, he went above and beyond. On April 1, I had sniffles and sneezing, and thought uh oh…so I went with my husband to get tested at the local pharmacy for COVID. (which Giuseppe scheduled for us) Hubs was negative, I was positive. So, our lovely vacation was cut short right then and there. My husband got on a plane the next day and went home. I had to stay back by myself and was in quarantine for at least the next 7 days. And here’s where Giuseppe stepped up to the plate to help me more than I could have imagined. My reservation was until April 4, and I had to remain in quarantine until at least April 7. Giuseppe was able to extend my stay, and that involved some juggling with existing reservations, which he was able to do to accommodate my extended stay. He also called the pharmacy to get my COVID testing done 7 days later, picked up and paid for home test kits, offered to pick up groceries, medicines, and anything I needed to make my stay more comfortable. I even got a “good morning how are you feeling” text via WhatsApp since I was there by myself until I was able to test negative. It was such a comfort to know that Giuseppe was there for me. THIS is the big difference in staying in a hotel vs. a villa with the owner on site. So, if anyone is on the fence about staying at the Villa Nuba, do not hesitate to stay here! YOU WILL LOVE IT! Between the gorgeous views on the property, proximity to many small, quaint Italian towns and villages with great restaurants, you can’t go wrong. Thank you so much again, Giuseppe, for your help and kindness to make my stay as comfortable as possible at the Villa Nuba.

We stayed at Villa Nuba from October 2021 to December 2021 in the Perugino 2 bedroom/2 bath apartment. The purpose of our visit was to explore the Umbrian area as we were considering relocating to Italy. Our goal was to integrate into the Perugia community as residents, not necessarily as tourists. Villa Nuba is located in the Monteluce district of Perugia (northeast of the historic district). It is conveniently located (5-10 minute walk) to local services including supermarket, pharmacy, café/pastry shop. It is about a 10-minute drive or 30-minute walk to the historic old center. You can easily get around the area on foot or public transportation (bus stop at the end of the street), a car is not necessary but having one would certainly facilitate exploring the area or daily living. We did not have a car, we ultimately rented a car intermittently for exploring the region. The apartment we stayed in was on the ground floor, one side below ground. There is one apartment above, some minimal floor noise (hardwood/tile floors) but nothing that bothered us. Two nice size bedrooms and 2 baths, one with shower the other with a jacuzzi tub. There is a small washer in the main bath. Good water pressure and plenty of hot water. The kitchen is small by US standards but quite adequate. There is a 4-burner gas cooktop, refrigerator, as well as a tabletop convection oven and tabletop microwave. We were able to cook daily meals without feeling the kitchen was too small. The dining/living area was comfortable, a TV with local and satellite TV stations available. There is stable high-speed internet we used daily without connectivity issues or dropped connections. The heating system was adequate, never felt cold. We had the opportunity to use the pool and patio before the season changed. The pool is wonderful as is the patio complete with recliners, an outdoor grill, and table and chairs. The property is well cared for and the area is a lovely suburban type neighborhood that we always felt safe in. Giuseppe, our host, was wonderful. He is multilingual and we had no issues communicating as his English is quite good. He is a wealth of knowledge regarding not only the Perugia area but Italy in general. He was always available to help. One of the best hosts we have met in our travels. The Villa offers its guests a discount card for local services, restaurants, etc. My wife was able to find a great hair stylist through Giuseppe who was better than her stylist in the States. Villa Nuba is a great place for a short-term stay if you're visiting Perugia, as a student studying for a semester, or anyone looking for an extended stay that does not need to be in the center of the city.

Villa Nuba proved to be a perfect place for a family holiday. The villa is in a very peaceful spot with a beautiful rural outlook, yet still so close to Perugia's old town and amenities, and only half an hour from Perugia International Airport. It is also in a great location for day trips to other Umbrian towns (we visited Assisi, Spoleto, and Norcia during our stay). Our Villa Nuba apartment (Pinturicchio) had lots of character and was very well-equipped with everything we could possibly have needed. Giuseppe was an excellent host. Upon arrival, he took us for a quick tour of the area in his own car, showing us local amenities and where to walk/drive/bus into the center of Perugia. He also welcomed us with a basket of provisions including a bottle of local wine, which went down very well after our long drive from Verona.

We just came back from our stay in Perugia at the Villa Nuba apartments. I can't recommend it enough. The apartments are very well kept, very comfortable and spacious. The grounds are meticulously clean and beautiful. One of the big advantages is having the host Giuseppe living next door. He showed us around town, told us where to park the car when in town, where to buy groceries, gave us restaurant recommendations, and altogether was on hand whenever we had questions. All that without invading our privacy or limiting us in any way. Have I mentioned that Villa Nuba is also very reasonably priced? We had a great vacation, and if we ever go back to Perugia, Villa Nuba will be my first choice.

Villa Nuba again, thank you for the fantastic week already for the third time! We have visited Tuscany and Umbria every year since 2006. The original idea was to find a new accommodation for each visit. Until we found Villa Nuba – after that we have kept returning to Villa Nuba which has really become “our home in Umbria”. First of all, it would be very difficult to find a friendlier host than Giuseppe. He knows everything about the surroundings and is always ready to tell us about the best places to visit. The Villa itself is a treasure. The apartments are spacious and nicely furnished. Not to mention the “private spa” and the stars on the ceiling. The scenery especially from the balcony of apartment Pinturiccio and from the pool is beautiful. The pool area is very stylish and all the other facilities (e. g. barbecue, tables, chairs, herbs to eat…) outside the building give you everything you need for a nice and relaxing evening “at home”. The location is excellent: we had a car and visited most of the towns nearby. However, it would be no problem to travel around by bus or train as well. Until now, we have stayed in every apartment in Villa Nuba and really can recommend each of them.

A beautiful location and a very friendly owner, Giuseppe! You feel welcome right from the start. We spent a week in July 2019 and were surprised by the beautiful surroundings. City nearby and a great view of the valley. Our super host showed us a part of the city, the nearest supermarket, pizzeria, etc. We very much liked the pool and BBQ, and everything, including the house, was very clean and organized. Nothing to wish for, everything was there. Very child-friendly too. Our 6-year-old son enjoyed the garden, there is a lot of sun and shade too, and of course, he liked the swimming pool the most. We spent the month of June (2019) in Perugia, staying in Villa Nuba in the Perugino apartment. The villa was most comfortable, clean and well-equipped. We really enjoyed the swimming pool during the hot weather and this area was also well-furnished and clean. Perugia is a beautiful old city with much to see and enjoy. A five-minute walk from the villa brings you to a bus stop that will take you to the old city. We also used trains and buses from Perugia to visit nearby hilltop towns such as Assisi, Spello, Spelleto, and others. We had a very enjoyable holiday in Villa Nuba and would definitely recommend it. We love Italy, my sister and I. This was our 13th time together, either in Tuscany, Umbria, or Marche. We checked into Villa Nuba on Sunday, April 1, Easter Sunday. With very little open that day, and not being able to shop for food, the Welcome Basket filled with pasta, coffee, crackers, juice, etc. was a welcome sight. From the moment we arrived until our tearful goodbye, our month at Villa Nuba was exceptional. The smallest of the three apartments, Bonfigli, was charming, cozy, filled with natural light and an unbelievable spa bathroom! The pool area is lovely and relaxing, there is a barbecue area that guests may use and within walking distance were the supermarket, several pizza restaurants and a wonderful Pasticceria and the bus that takes you directly into the city center. Giuseppe, the owner, lives on the property as well as his parents, all made us feel welcome and from the start more than just renters. Giuseppe is always there to answer questions and make suggestions on places to visit in this beautiful region of Italy. Our time at the Villa brought us a new family and a place to call home. You won't be disappointed!

We spent a 3-day stay in this property full of charm and tranquility. Already upon arrival, Giuseppe's welcome was charming, with a very detailed tour of the apartment, you already feel at home. With every little detail: equipped kitchen, appliances, bathroom with a jacuzzi and a beautiful walk-in shower with a very appreciable massage system, in short an apartment worthy of a small Palace. We spent wonderful days at Guiseppe's Residenze di Pregio Villa Nuba, which truly lives up to its title of "Charming"! Slightly off the road, hence very quiet and private, we found a very cozy abode with all the amenities. Lovely pool with plenty of loungers and sun protection, nice barbecue area for free use, well-equipped kitchen with basic supplies, comfortable beds, great bathroom, and a large living room - basically everything one could wish for. Bus stop is right on the road, but the city center is also easily reachable on foot. Excursions in all directions by car or train are very straightforward, Perugia is perfectly located in the middle of countless interesting small towns. Guiseppe is a great host, who helps with lots of tips and has even negotiated discounts for his guests in many restaurants and shops. We highly recommend the Residenze di Pregio Villa Nuba!

We were warmly welcomed in a comfortable, refined and meticulously designed environment: the sought-after furnishings, all the comforts and even the well-stocked library, equipped with remarkable texts, made our stay an extremely pleasant experience. The apartment is part of an ancient manor house from 1400 finely restored, positioned on a hill that offers a view of the splendid hills of Perugia, which can be admired while comfortably seated on the sofa, next to the fireplace, through a marvelous balcony that occupies an entire wall. Villa Nuba's location is convenient for those who also want to move around and visit the most beautiful cities of Umbria, all reachable in a short time by car. But the “quid” is certainly due to the kindness, courtesy, and professionalism of the landlord, Mr. Giuseppe, a constant but extremely discreet presence. He provided us with all kinds of information, valuable advice, and a very warm welcome. I spent a week at Villa Nuba with my family from 25/07 to 01/08 of 2020, the first year without the sea, a very strange thing for us who love the sea, but in this strange summer with this specter called COVID-19 to stay calm and avoid many contacts there was no other solution than to avoid crowded places as much as possible. Browsing, I came across Villa Nuba, looking at the photos... beautiful... let's try... There is a pool, we can have a different vacation that, considering the fear and everything we hear from the media, could be a good solution... few people, reserved atmosphere... we book! Upon arrival, opening the gate, a paradise opened up: a farmhouse with warm colors hidden among tall trees and plants of all kinds... Giuseppe welcomed us... like an old friend we hadn't seen for a few years... His house... Our house... everything perfect... always present but discreet... the privacy combined with the warmth of friendship... every detail taken care of in the highest details... and noteworthy a welcome basket with some snacks and a good red wine enjoyed in the evenings outdoors... the pool open during the day, to fully enjoy all the sunshine, and at night with chromotherapy that gave that feeling of well-being and tranquility just by looking at it... after a day of sun and heat, the house's baths wonderful... one with a spacious shower and one with a whirlpool tub jacuzzi... moving on to the fully equipped kitchen... nothing was missing... we also met little Lorenzo who made friends with my Giulia and together they had fun in the pool with my older son who was almost an entertainer... finally, on the day of departure, we were also greeted by Giuseppe's parents... wonderful people who left us a nice memory of them even though we only exchanged a few moments with them... what to say... Unfortunately we only stayed two days at Residenze di Pregio Villa Nuba, but it was all splendid. We stayed in the Bonfigli residence: every environment had its charm, the fantastic private SPA! Also with the possibility to listen to your favorite music, thanks to a high fidelity system that spreads the music in the SPA; the elegant living room with the fireplace offers a romantic atmosphere and is equipped with a "kitchenette" (a bit reductive to call it that) equipped with every kind of appliance, large or small, that can provide the desired comfort; finally the spacious bedroom with a comfortable bed topped by a starry ceiling... In the room there is also a small and characteristic washbasin (of course it is an addition to the very convenient one in the bathroom). But for us, that little extra was the possibility of bringing our two dogs with us, not exactly small: a Brittany and a golden retriever, welcomed very well by the "host" Giuseppe, always available for any need. We really hope to be able to return soon to Residenze di Pregio Villa Nuba to enjoy another splendid stay.

But we were not alone, we were also accompanied by our little kitten.\n\nIt was a fantastic week, we really felt at home.\n\nFirst of all, I want to start by describing the excellent communication I had with the owner Giuseppe. Right from the start, he showed all his cordiality and his high relational skills, but it goes beyond the typical relationship you have with owners of other accommodations.\n\nGiuseppe truly makes you feel like a Guest (the capital letter is intentional) and his sincere availability is a great strength and a quality not always too common these days.\n\nWe were welcomed with a very welcome gift basket with everything needed for breakfast and an excellent bottle of red wine from a local winery, of which unfortunately I did not take the name from the label, but I plan to request it soon.\n\nBut let's talk about the apartment, comfortable and well-equipped, I immediately noticed on the door handle a heart with a welcome message that I appreciated very much. Upon entering, you find a very spacious room with an open kitchen equipped with all quality dishes and appliances, and, seriously, nothing is missing! This room also has a fabulous glass table and a sofa bed (comfortable for two more guests). But what immediately struck me is the fireplace with a stone frame and engraved with the initials VN (Villa Nuba), this was already ready to be lit with its spare wood stored in a basket. I stayed at Residenze di Pregio Villa Nuba from December 30th to January 1st, 2018 with friends to celebrate New Year's Eve in Perugia. The residence is located a few kilometers from the center, within walking distance, surrounded by greenery and with a stunning view over all the hills of Perugia. We were welcomed by Giuseppe, who thoroughly explained all the services available to us. The apartments (we had booked 2) were extremely clean and tidy, very comfortable and both with a fireplace. The kitchens were equipped with all comforts, including a microwave, both Italian and American coffee machine, toaster, dishwasher, dishes, pots, and also salt, oil, spices, and coffee. The bathrooms were truly beautiful, both equipped with a whirlpool tub. On the table, there was a welcome basket with everything needed for breakfast. Outside, we also had the opportunity to use the barbecue. Giuseppe was always very helpful during our stay and provided us with a list of affiliated shops, bars, and restaurants that, by presenting the Gold card of Residenze di Pregio Villa Nuba, would give us a 10% discount. It was a very pleasant stay, I hope to be able to return in the summer to also enjoy the beautiful outdoor pool.

We stayed at Residenze di Pregio Villa Nuba from 5 to 19 August 2017. Wonderful villa surrounded by greenery just outside the historic center of Perugia. Ideal to spend a day in total relaxation with a book by the pool or as a starting point for splendid trips to the numerous art cities and villages, all just a few kilometers away. Not to mention the beautiful Perugia within walking distance, by car or public transportation. The bus stop is a hundred meters away, as is the market for shopping. The Bonfigli apartment, which we had, is a gem. In many years of vacation homes, I have never found such well-kept environments equipped with high-quality objects. The kitchen is complete with every imaginable accessory. The bathroom, on the other hand, is incredible: a cabin with hydro shower, whirlpool tub, and music! Even the bedroom is no less. Large, well-furnished with a wonderful mattress and a ceiling that at night fills with stars. To complete the perfect success, there is the highlight: Giuseppe, the owner. Very nice person, always available for any need. As soon as we arrived, he took us on a short tour to show us the market, the bus stop, how to get to the center, and where to park. And many tips on restaurants, shops for typical products, and directions on places to visit. An experience absolutely worth repeating. A huge thank you and see you soon to Giuseppe.

There is a bus stop nearby that takes you to the center of Perugia, about 5 minutes by car or bus. Within a 1-minute drive, there is a supermarket where you can get a lot and also a gas station. This is a beautiful place in Perugia, superbly located a short distance from the center or the highway. Ideal if you want to visit Perugia or, like us, also explore the surroundings. The apartment is a beautiful, spacious and cool space where you can move freely. It has a very nice bathroom with, among other things, a jacuzzi and the possibility to cook. Our host Giuseppe had also prepared a welcome gift for us with which we could make pasta on the first evening. The pool is an oasis of tranquility, with comfortable beds and chairs by the pool, but also pleasant lounge areas on the terrace. Giuseppe welcomed us very well. He immediately gave us a good explanation in English on how everything works. He also put all the information in a folder so you can always check how, for example, the jacuzzi works. After the explanation, Giuseppe took us on a short tour of Perugia and told us about useful places like the nearest supermarket, cheapest gas station, best parking lot, bus stops and more. He has also partnered with several shops and restaurants that offer discounts to guests. This is made clear by the 'Gold Card' you receive at check-in. We had 2 fantastic weeks of relaxing holiday at Villa Nuba. This lovely place is a little oasis that has everything we need when we are on vacation. We stayed in a lovely, well-equipped apartment with a charming garden, delightful pool, and a fantastic view where we enjoyed the sunsets. Our host Giuseppe was the best and most helpful host one can imagine. Perugia is a beautiful medieval town with plenty of delightful dining options and cozy winding streets. The town is not as touristy as one might experience elsewhere in Italy, which is a big plus for us. We can only recommend Villa Nuba and look forward to returning.
