Cancellation conditions (except for non-refundable rates)

The penalty varies depending on the time of cancellation
- from time of booking to 14 days before the check-in date, no penalty is charged;
- from 13 to 5 days before the check-in date, you will be charged a penalty of 30% of the total cost of the booking;
- from 4 to 1 days before the check-in date, you will be charged a penalty of 50% of the total cost of the booking;
- A penalty of 75% of the entire cost of the stay is applied for failure to show or cancellation on day of arrival;

Payment terms

Balance to be paid at check-in
For non-refundable discounted rates, when the facility requires it, the guest must pay in advance as indicated to complete the booking. Payment is not refunded in the event of a cancellation.

I stayed three nights with three young children. The apartment is even more beautiful in person, very clean and tidy. We found everything we needed.

Brand new apartment, very spacious and bright, equipped with all comforts: air conditioning, microwave, dishwasher, washer-dryer, and vacuum cleaner. Located in a very quiet area and very close to the vaporetto stop, very kind manager, truly an excellent choice!

Very nice and well-equipped apartment. Located near the Biennale Gardens, so in a less central area but still very convenient to reach and an excellent starting point for all excursions towards the center (connected by line 1) and for the islands of Murano and Giudecca (direct connections). The apartment is equipped with all comforts (dishwasher, washer-dryer), there are 3 bedrooms, 2 bathrooms, a spacious kitchen and a large living room. The owner is kind and helpful. It is definitely a solution that I would recommend especially to families with children and to those who stay in the city for several days.

Spacious and roomy apartment, very clean, equipped with all the comforts in a quiet area, a stone's throw from the wonderful and cool Gardens of the Biennale, and 5 minutes by vaporetto from Piazza San Marco. Owners very kind and helpful. We will return.

The property is in a great location: 15 minutes from Piazza San Marco, 100 meters from the Giardini-Biennale vaporetto stop. Clean, well furnished, and very spacious, it is a perfect solution for large families or a group of friends. Recommended!

We were greeted with great kindness, availability, and seriousness. The apartment is very spacious and clean and is located in a beautiful area of Venice, about a quarter of an hour walk from St. Mark's (pleasant walk by the sea, with a great view) and near a vaporetto stop. We had pleasant days, eating out for lunch and dining at home, thanks to the fully equipped kitchen.

Tutto molto bello, nuovo, funzionale ed adeguato. Il prezzo all'altezza. Forse a causa del periodo, mi rendo conto e quindi nessun problema, magari qualche dotazione in più farebbe comodo, specialmente per brevi soggiorni: zucchero, sale, olio, tovaglioli in carta. Dettagli comunque. Davvero bellissimo appartamento anche per famiglie numerose.

Appartamento in zona giardini-biennale a 5 minuti dalla fermata del vaporetto. Dall'appartamento si può fare tranquillamente una passeggiata di circa un quarto d'ora e raggiungere piazza San marco. A cinque minuti si può trovare via Garibaldi, via servita da negozi, bar e ristoranti. L'appartamento è nuovissimo, ben arredato e strutturato, ampio e luminoso, ci sono circa 14 finestre. Molto pulito e dotato di tutti i comfort.

Ottimo soggiorno casa pulita, dotata di tutto quello che può servire anche per usare la cucina. Posizione ottima accanto i giardini della biennale. Collegamenti vaporetto vicini. Consiglio per famiglie. Giusto un po' di timore per posizione piano terra in previsione di acqua alta.

Peccato che il voto massimo sia solo di 10, perché avrei dato di più. Appartamento stupendo, molto pulito, elegante avendo tutto a disposizione proprio come a casa propria, anzi forse qualcosina in più, in un contesto molto tranquillo. Gestori simpatici, cortesi e disponibili. Posizione perfetta per qualsiasi luogo si voglia visitare. Noi eravamo in cinque, due adulti e tre bambini di 11 anni. Lo consiglio a tutti. Complimenti
